You, as the buyer (or your Real Estate agent) must obtain permission for me to enter the premises in order to inspect the property. It's helpful to notify the Sellers that all utilities must be on and all gas pilots lit prior to the inspection. I will be looking over all areas of the home and its mechanical systems. In order for me to complete the work properly, I must have access to all areas, including the attic, basement, garage, and all mechanical equipment. If I cannot gain access to certain components due to stored materials or some other reason, the inspection cannot be completed. This will be reported as "not inspected" and may create surprises for you when you do finally gain access to these areas. |

The best time to schedule a home inspection is right after the offer to purchase contract is signed, prior to executing the final purchase and sales agreement. However, before you sign the offer to purchase contract, be sure that your Realtor includes an inspection clause in your contract making the purchase obligation contingent upon the findings of a professional home inspection. This clause should specify the terms to which both the buyer and seller are obligated. |

What shall I do to prepare for the home inspection? |

Yes! It is to your benefit to be there for at least part of the inspection so I can take you through the home and make sure any questions you have are answered. Normally I arrive at the home about 2 hours, (depending on the size of the home), before my clients. This way I can check the mechanicals and all other components of the home in detail making sure no area is left unexamined. I then strongly encourage you to join me at the home. Once the actual inspection is done, I can take as much time as needed to give you a detailed tour of the home, make maintenance suggestions and answer any and all questions you may have without interruption. If you would like to be there for the whole inspection, you definitely can, however I have found some people get a little stir-crazy by the end. The choice is yours, but I want to make sure you are fresh and ready to ask questions when we go on the tour at the end so all important issues are properly addressed and any last minute questions are answered. |

All my reports utilize state of the art technology and are uploaded to your own private website where you can always refer to your report. This way you can bookmark the page and never have to worry about misplacing or digging through mounds of documents to find your report. You will receive your report by 8am the next morning allowing me time to double-check the reference numbers of all major appliances after the inspection.
